How do I get a pool pass?
Please contact our Association Manager at UPA to complete the pool pass application. Please note that your account must be in good standing, and names of ALL members in your household (owners and tenants) who will use the pool must be provided.  Any individual who does not have a pool pass with their name on it will be denied access. 


What is our pet policy?
No pets will be permitted on the premises except those approved in writing by the Association and subject to the following conditions:

  1. Only dogs or cats weighing less than 30 pounds shall be permitted, unless approved in writing by the Association.
  2. All pets shall be kept on a leash when taken from a Building and shall not be allowed to run loose or be curbed on any of the General Common Elements;
  3. All pets must be sufficiently under control at all times so that they do not become a nuisance to the Owner or occupants of other Units;
  4. All pets must be licensed if required by law;
  5. There shall be no more than two (2) pets maintained in any Unit unless prior written approval is given by the Association provided, however, that such approval may be withdrawn by the Association upon reasonable notice;
  6. Approval for any pet can be withdrawn for any reason at any time by the Association upon ten (10) days notice to the Unit Owner.
  7. All pet owners must clean up after their pets in all common areas of Lands End.

When is trash day?
Tuesday-NO BULK TRASH or any trash not contained within the trash can.

Do we have recycling?

Please note that you should prepare the wood by power washing or stripping if you used the wrong stain or let the wood weather and look gray.  You can purchase chemicals or ecofriendly stripping agents at Home Depot or Lowes.

Please do not simply apply the stain to gray or moldy wood or try to apply the stain over the incorrect color.

Regarding the window frames – you may try to clean off the oxidation first with WD-40.  If that doesn’t restore the frame to dark bronze, you need to spray paint it.

I want to modify components of the exterior; what do I do?
The exterior portions of your unit (including the patio, shed, stairs, etc.) are limited common elements are under the purview of the association but are the homeowners responsibility to maintain. Any modification of the existing structures require an Architectural Modification Request (AMR) and approval by the Board.  

R&Rs, Paragraph 5: No improvements (including planting or landscaping) may be constracted on, or alterations made to, the exterior of the Building or Limited Common Elements or on the property without the prior written consent of the Association.  Such prohibited improvements shall include, but not be limited, any additional buildings, terraces, patios, sidewalks, doors, screens, jalousies or enclosing of patios or balconies, driveways, walls, fences, awnings, or windows.

I want to plant something outside of my fence. Is that allowed?

My water bill is high! What do I do?

NOTE: Screens will not rotate if water is going through the meter.

Testing your meter for accuracy—Be sure all faucets, icemaker and toilets are not running!

  1. Using a 1-gallon container…
  2. Looking at the face of your register’s LED window (Reading Screen); write down the gallon number
  3. Fill the container (Use Cold Water Only) to the 1-gallon line
  4. Looking again at your register’s LED window (Reading Screen); write down the gallon numbers
  5. Minus the first number from the 2nd number
  6. This total will closely equal 1-gal

 

Our meter reading software will indicate a leak. Our property manager gets a list from H2O every months.

LEAK NOTIFICATION COMES ON IF IT DETECTS a continuous 1/100 OF A GALLON OF WATER EVERY HOUR FOR 48 HOURS. IF LEAK IS NO LONGER DETECTED FOR ABOUT 2 HOURS, THE INDICATOR WILL RESET


You may also want to put food coloring in your toilet tanks before you go to bed.  If you have color in your bowl, you have a slow leak and need to replace the flapper.
